The project is located in an RF-1 zone within the Columbia Heights neighborhood of NW Washington, DC, with a site area of 12,208 SF. The existing multifamily apartment building, spread over 2 floors and a cellar was approximately 23,400 sf (7,800 sf per floor) and was stripped down to its structural components.
Improvements include a Level III reconfiguration of the existing first and second floors, underpinning expansion of the cellar to create a full basement level, and the addition of a third floor (matching the 2nd floor), all while maintaining the original 1920's brick facade. The 4-story, 30,968 SF building will have 26 affordable housing units and is currently undergoing demolition and underpinning.
