The 1953 Gallows Road DoD Tenant project was a lump sum contract with the Meridian Group for a 25,000 SF office build-out in Vienna, VA, for a DoD Pentagon Tenant, managed by the GSA. The project involved demolishing existing spaces and constructing high-end office interiors with custom millwork, advanced security upgrades, and significant modifications to mechanical, plumbing, fire protection, and electrical systems. PWC collaborated closely with the property owner, architect, and key subcontractors to navigate complex coordination challenges, particularly for security requirements and limited ceiling space for mechanical systems. Given that the building remained occupied during construction, PWC implemented strict noise and dust control measures and carefully planned material deliveries and debris removal to minimize disruptions. Additionally, PWC proactively managed long lead items such as mechanical equipment, light fixtures, and security systems, ensuring they did not delay the project timeline. Coordination efforts extended to working with the GSA Tenant’s furniture vendor to align inspections and occupancy certification with the delayed furniture installation schedule, ultimately ensuring a smooth project completion.
