This project consisted of a complete reconstruction and reinforcement of the existing building. Each floor joist system was structurally repaired with PSL posts and LVL beams to support the new building and roof loads. PWC installed new wood staircases and repaired the existing main staircase in place. The roof was replaced with a new Firestone TPO tapered roofing system, topped with a Green Roof system.
The interior was transformed into eight new luxury apartments featuring wood floors, historic clawfoot bathtubs, floor-to-ceiling bathroom tiles, private balconies, state-of-the-art kitchens with quartz countertops, and Energy Star appliances. The building’s exterior received new paint, brick repointing, an EIFS decorative cornice at the roofline, a commercial storefront for retail spaces, and landscaping. Additionally, A new tenant entry system was installed throughout. All windows and exterior doors were replaced. The main lobby was updated with 1920s-style metal ceiling panels, wainscoting, chair rail, and vintage-look floor tile.
